Equity is not expected to appear simply because a property was purchased below market value. Urban Roots creates it through disciplined acquisition, detailed material planning, supplier relationships, self-performed work, contributed labor value, and a rehabilitation plan matched to the property’s realistic exit strategy. We call that Equity Manufacturing™.
A low purchase price does not automatically make a property a good acquisition. Urban Roots considers the actual condition, required materials, cash exposure, contributed labor, financing structure, realistic after-repair value, available exit strategies, and conditions on the surrounding block before moving forward. If the complete project does not make sense, the purchase price alone does not rescue it.
Rehabilitation budgets are built from the work the property actually requires. Urban Roots measures rooms, counts materials, calculates linear footage, identifies fixtures and components, and uses supplier item numbers and available pricing whenever possible. This replaces broad per-square-foot estimates with a practical material plan tied directly to the approved scope.
Cash spent on acquisition, materials, permits, licensed trades, and outside services is tracked separately from the value created through self-performed work. Urban Roots does not bury both numbers inside one inflated rehabilitation estimate. Separating cash investment from Contributed Labor Value™ shows the project’s actual cash requirement and the value created through the work.
Urban Roots does not force every property into the same outcome. Depending on the property, financing, neighborhood, and completed value, the plan may involve long-term rental stabilization, BRRRR,long-term rental stabilization; buy, rehabilitate, rent, refinance, and repeat resale, or continued ownership resale, continued ownership, or placement into the URHS Home Ownership Success Program™. The exit strategy is considered before rehabilitation begins so the scope supports the intended result.
Urban Roots looks beyond a single property to the condition of the surrounding block. A Target Block™ generally contains three or more distressed properties within a concentrated area where coordinated redevelopment can create greater stability than isolated projects. Acquisition decisions consider vacancy, property conditions, resident impact, nearby investment, and the opportunity to create visible, durable improvement across the block.
